    Preheat the oven to 350 degrees F (175 degrees C). Coat a 9x13-inch baking dish with cooking spray.

    Cut the buns in half vertically, keeping them connected as one sheet. Remove the connected top sheet of buns and set it aside; place the connected bottom sheet of buns in the prepared dish. Layer the roast beef and cheese over the buns.

    Heat oil in a small skillet over medium-high heat. Add the onion, bell pepper, and mushrooms; cook until softened, about 5 minutes. Spread the onion mixture over the beef and cheese; place the top sheet of buns on top.

    Stir together the melted butter, garlic powder, adobo seasoning, and Italian seasoning; brush over the tops of the buns, pouring any extra down the sides.

    Bake in the preheated oven until the cheese begins to melt, about 15 minutes. Use a serrated knife to separate each bun into a sandwich. Serve hot.
